£60,000 - £70,000 plus car allowance, bonus and benefits, DOE.

Our client is an expanding region of a market leading, national housebuilder. They are seeking an experienced Layout Designer to join their team and play a key role in shaping the design and planning of our developments.

As a Layout Designer, you will be responsible for creating and developing residential masterplans that are both innovative and commercially viable. You will work closely with land, planning, and architectural teams to design efficient layouts that maximise land use while ensuring compliance with planning regulations and industry best practices.

Key Responsibilities:

  • Develop residential masterplans and housing layouts for new build developments.

  • Work collaboratively with land and planning teams to assess site potential and feasibility.

  • Produce detailed design proposals that align with local planning requirements and client expectations.

  • Ensure layouts are optimised for efficiency, sustainability, and community engagement.

  • Liaise with local authorities, consultants, and stakeholders to refine and develop plans.

  • Stay up to date with industry trends, design innovations, and regulatory changes.

Requirements:

  • Minimum 5 years' experience in residential development, specifically within new build housing.

  • Strong proficiency in design software such as AutoCAD, Revit, or similar.

  • Excellent knowledge of UK planning policies and residential design standards.

  • Proven ability to create commercially viable and aesthetically appealing masterplans.

  • Strong communication and collaboration skills to work effectively with internal teams and external consultants.

  • A keen eye for detail and a passion for innovative housing design.
