Cognisant is pleased to have been retained to recruit an experienced Group Land Director on behalf of a dynamic national housebuilder. With flexibility on office location and a remit spanning from Hertfordshire to the Scottish border, you will have a proven track record of securing large-scale sites ranging from 500 to approximately 2,500 plots. Acting as a master developer, this role will focus on sourcing strategically significant, large-scale land opportunities that are too extensive, complex, or resource-intensive for individual regions to pursue independently.
Your duties will include:
Identifying and securing large-scale, strategically important land opportunities across both existing and new regional geographies.
Selecting and managing consultants while reporting to stakeholders, funders, and delivery partners, ensuring bids are structured to minimise risk and capital intensity.
Collaborating closely with regional teams to support the preparation of major bids, including technical, commercial, and sales aspects.
Driving successful bids through to contract exchange at the earliest opportunity.
Setting, agreeing, and managing the Major Land projects budget, providing regular updates on new and existing opportunities
Whether working remotely or from a regional office, you must be comfortable operating autonomously while also collaborating effectively with key teams and stakeholders. Strong communication and negotiation skills are essential, alongside financial and commercial acumen. A proven ability to secure and structure well-negotiated major land deals with a partner-focused approach will be critical to success in this role.
